ADU Title 24 and ECC testing
ADUs go through the same energy code as any new home, and the verification list is often longer than builders expect. We schedule the rough and final visits around your build so testing never holds up the final inspection.

What an ADU usually needs
Most ADUs in LA are heated and cooled by a mini-split or a small ducted heat pump, so refrigerant charge and airflow come up often. Ducted systems add duct leakage. When the walls and ceiling are insulated as part of the build, QII is usually on the list too, and QII has to be inspected before the insulation is covered.
The exact list is in the Title 24 report for the permit. Send it over and we will tell you which visits you need and when.
Two visits, timed to the build
The first visit happens with the framing open, for QII and rough duct testing if there are ducts. The second happens once the system is installed and running. Miss the first window and the fix can mean opening finished walls, so it is worth a call as soon as insulation is scheduled.
Garage conversions and additions
Conversions and additions follow the same logic on a smaller scale. Sometimes it is a single measure, sometimes the existing system is extended and the whole duct system needs testing. Tell us the scope and we will tell you what applies.
How it works
- 1Tell us about the job
Address, scope, and where you are in the permit. Two minutes by phone or text.
- 2We schedule around your build
Rough and QII while the framing is open, final once the system runs.
- 3Testing on site
Calibrated equipment and a straight answer on the spot.
- 4Report and registration
Report plus the signed CHEERS certificate, the same day.
Common questions
Do ADUs need ECC / HERS testing?
Yes. An ADU is new construction under Title 24, and the measures marked for field verification in its report need a certified rater.
When should I call you on an ADU?
When insulation is scheduled. QII and rough duct testing need the framing open.
Do mini-splits need testing?
Often yes, for refrigerant charge and sometimes airflow, depending on the equipment and the Title 24 report.
